Leasing - In today’s market, finding tenants is a
challenging assignment. However, with the right approach, the results are achievable. First, we do a thorough market analysis to
determine true market rents and current tenants in the area. Second, we do on-the-ground canvassing to uncover prospective tenants
looking to add additional locations or whose current lease is soon expire. In addition, we leverage our proprietary database of
thousands of national, regional and local businesses that should be in the specific market area and make direct contact to promote
the space. Through persistence and follow-up, we uncover the right tenants for our clients properties, negotiate the lease and fill
the space.
Property Management - For a stable cash-flowing asset the ongoing management
of the property is critical. Good management maintains long term tenants, contains expenses, maximizes cash flow, protects your capital
invest and increases long term value. The BlueRock management program takes care of the day-to-day responsibilities by going on property
several times a week to uncover issues before they become problems. Our managers talk to the tenants so they know someone is looking after
the property and their concerns. We provide constant oversight of responsible vendors and contractors to insure they conform to there contract
obligations. In addition, we prepare annual operating and capital budgets, manage cash flow and collections, make the deposits, pay the bills
and provide monthly reporting to the owners. Our management department is headed by a senior property manager with 10 years experience that
includes retail, office and industrial properties. Oversight of all financial aspects of our management group is by Theodore Schuemann, BlueRock
co-founder and Certified Public Accountant.
Property Acquisition - Finding the right property that meets your investment goals can
be a challenging experience. Our approach is to fully understand what your are trying to achieve, both short and long term, with your investment. From
there we establish a detailed criteria list that will meet those goals and your preferences. With that in hand, we methodically search the market to
match you with the right property leveraging our developer, broker and owner relationships throughout the country. The end result will be a list a
several properties, along with our recommendation, that you can evaluate and determine which one is right for you.
Property Disposition - After doing an extensive market analysis, we underwrite the property
with a realistic value based on today’s market conditions. Our direct and honest approach is appreciated by our clients who so often were told by other
brokers that their property is worth much more than it truly is just to secure a listing. By over pricing a property you eliminate most buyers from even
considering it and you’ll wonder why you’re not getting any offers. If you really want to sell property, we will position it at a fair price to generate

Investments - BlueRock is very active in the market and continually uncovers opportunities for
development of build-to-suit single tenant properties backed by national credit tenants like CVS, Walgreen’s, Dollar General, and others. In addition,
